muckleflugga
Hi Guys, Anyone had a survey done by Michael [Thomson]? I'm in the throws of a mortgage and my lender has been quoted £350 + VAT from Michael. This seems a lot o money to me, just wondered if that's the going rate (*** Mod - Generalised the topic; inserted [Thomson] in above to clarify ***)
Muppet
From what i've seen £350 is about the going rate a mortgage provider quotes for getting a survey done. However, i've had surveys done independantly and the mortgage provider has accepted them and waived their fee. I used Stephen Johnson (David Adamson & Partners) and paid about £75 for a simple valuation and £165 for a structural survey, which is what the mortgage provider would require. Tell them at the time of booking the survey which lender you are proposing and they should be able to provide one in the format the lender requires. paulb
Be careful depending on morgage company they can make you have two from the same person, and of course thats two fees.
Sudden Stop
I honestly can't remember what I paid (18 months ago) but that does seem high. What I would add (and it's the reason I've posted anything at all, as i've not been exactly been helpful so far) is that Michael does seem to be very honest and up front about what he's doing. He gave us some great advise along with the valuations that we got from him. Really makes you feel like your getting a good service when people offer more than what's asked of them. I certainly appreciated his help.
Becky
I had a survey done by Michael about 5 months ago and it was just over £200 inc VAT. I can't think it's gone up that much in such a short amount of time. Let's hope not! B
Ertieiddabanks
I had a valuation off Michael about 3 years ago and got a lot of additional information off him, I can't remember the cost but at the time I was extremely happy with him and his advice. I have to provide the survey so the lender isn't payng, they have however told me it has to be Michael. See if my negotian skills still work
