Robin1
Hello, I've just registered with the site as I am interested in obtaining a croft at some stage and would like to know if anyone has any knowledge of housebuilding costs. It would be helpful if anyone could give a guideline cost for a smallish 2 bed, timber framed, block built, tiled roof property around 70 sq metres. The finishings would be just the standard basic kitchen and bathroom etc. Thank you.
suds
I've heard of quotes around £1200 per sqm
Delts
I've had 2 properties built recently (within the last 7 years) and can advise that for a timber-clad house you'll be in the £1,000 per sqm range, depending on builder of course, with average finishings/heating system etc. Add in the £20,000+ for the site and services and then the £3k'ish for the legal stuff and I'd guess that you'll be looking at a price in the low £100,000's for a 70sqm property. Kavi Ugl
Please, please don't add another concrete(aka block) blob to Shetland's architecture. Take a look at my Norwegian House Website in the Everything and Anything section. I feel the best pages are from 3 and on. http://www.shetlink.com/forum/viewtopic.php?t=9669 What you could do is build in block but clad it in wood and paint it a nice red colour or something. Hobbiniho
^^ sorry but why on earth would you waste time and money building blocks just to cover them in wood
Kavi Ugl
Because some people may feel that there's more strength in block but prefer the timber clad style.....
mikeyboy
Isn't that what they have done with a lot of council houses? I believe they are a lot warmer afterwards.
