There is bound to be a rotten odour, and probably rats and other vermin that are associated with decaying matter. Also the tides are not that strong until you get out past the bight of Toft into the sound itself. Has anyone also considered the fresh water pipe that leads to Toft is only 4inch and probably would not cope with a factory of this size without affecting the houses in the area that would certainly loose pressure.
